17 September 2026: <\/strong>Farnek<\/strong><\/a>, the UAE\u2019s leading smart and green facilities management (FM) company, has witnessed a sharp increase in enquiries over recent months, for the complete outsourcing of entire hotel departments \u2013 rather than the traditional supplementary staffing model.<\/p>\n

With continued disruption to air connectivity and regional uncertainty, hotel owners and operators across the UAE are re-examining the cost and efficiency of every function they manage in-house.<\/p>\n

This new trend marks a structural change in how UAE hospitality operates. Historically hotels kept a core team in-house for maintenance, housekeeping, stewarding and guest services and only used FM partners during peak periods.<\/p>\n

A growing number are now transferring whole departments to specialist providers to optimise cost efficiencies and allow hotel management more time to concentrate on maximising rooms and F&B revenue and delivering exceptional guest experience.<\/p>\n

The first half of 2026 illustrated how weakened demand has affected hotel revenues. Consultancy, Cavendish Maxwell reported that occupancy levels in Dubai hotels had declined by 30.3% year-on-year, while average daily rates were down 7%.<\/p>\n

For a hotel operator carrying a fully staffed engineering department, a full housekeeping roster and a complete stewarding and F&B service team on fixed payroll, those expenses go straight to the bottom line. Compounding the situation, international benchmarks highlight how staff costs have grown, with labour costs per occupied room rising by 12.8% in 2025 according to HotelData.<\/p>\n

\u201cMarket dynamics have pressed hotels to look in detail at the benefits of outsourcing. Many are looking to outsource entire departments, where we take responsibility for the outcome, allowing them to concentrate on their core business,\u201d said Tamer Bishay, Director of Business Development <\/strong>at Farnek<\/strong>.<\/p>\n

The first consideration for hotel operators is economies of scale. A large FM company already owns the infrastructure that sits behind a workforce of hundreds: staff accommodation, transport fleets, supervisory structures, large-scale training facilities and an HR function built to manage recruitment, visas, payroll, medical insurance and leave planning. Once spread across a multi-property portfolio, the efficiencies are even more pronounced, maximising the savings from outsourcing.<\/p>\n

The most obvious change is in hard services. Technical maintenance is usually managed in-house through a resident chief engineer and engineering team, but Farnek has found demand for outsourced maintenance has increased dramatically and is now being evaluated as a complete solution rather than a supplementary one.<\/p>\n

The reasons are practical. A specialist FM provider already operates computer-aided facilities management (CAFM) platforms, IoT-based condition monitoring, energy-optimisation tools, 24\/7 helpdesks, certified multi-discipline technicians and statutory compliance regimes that a single hotel would have to build from scratch and fund independently.<\/p>\n

Housekeeping follows the same path. Farnek is experiencing an increasing number of hotels examining how to outsource their entire housekeeping discipline, so that the department can be scaled up and down with occupancy rather than held at a fixed level throughout. Technology is accelerating this change. Autonomous cleaning robots and IoT sensors now enable on-demand cleaning of public areas and back-of-house zones, dispatched by footfall and usage data rather than a fixed schedule.<\/p>\n

Farnek\u2019s Hybrid Cleaning Unit pairs robots with human operatives for the detailed and guest-facing work, with a fleet of more than 100 robotic units targeted across the UAE this year alone, all tracked live through the CAFMTEK platform.<\/p>\n

In guest rooms, HITEK AI\u2019s Housekeeping+ application manages room status, task allocation and quality checks in real time, while the Farnek Hospitality Academy, trains room attendants in a full hotel suite against more than 100 AI-verified checkpoints.<\/p>\n

\u201cThe hotel gets the same standard at every occupancy level and only pays for the work that is actually needed,\u201d explained Bishay<\/strong>.<\/p>\n

The same logic is also being applied across other hotel functions, such as stewarding and F&B service staff, concierge and guest services, kitchen staff, valet parking, security and specialist cleaning \u2013 in many cases as a single bundled contract managed by one accountable partner.<\/p>\n
